About
Edge of the Wild Guest Suite is operated out of our home. The owners live on-site and are available if you have any questions. You can send us a message in the app, text, or call if you can’t find us. We will be respectful of you and your area and ask that you do the same.
We are flexible and easygoing. If there are any issues, we will communicate and try to work something out, and we hope you will, too.
House Rules
No smoking/vaping in the house or on the property.
Remove shoes upon entering the house.
Pets are not permitted.
Only registered guests may spend the night or use the hot tub.
Parties or excessive people are not permitted.
No illegal or dangerous activities are allowed on the premises.
No candles or open flames.
Parents must not leave children unsupervised.
Guests are not to enter (locked) non-guest areas.
No excessive noise outside after 11 p.m. (Yelling, loud conversation, or blasting music).
Booking guest and other adult guests may need to provide valid government identification to the host before check-in.
Guests will be sent the online guest book after booking. They are required to agree to follow those rules in the messages.
General Requirements
Please close windows and doors, turn off lights, and lock outside doors when not in use or when leaving the property.
Please be considerate of the noise level outside. This is a residential neighborhood, so noisy outdoor activities should end or be taken inside by 11 p.m.
Try to keep guest areas as clean as possible and return anything to its original location.
All the furniture was purchased recently; please don’t eat on the fabric furniture, and be careful with any drinks. Please let us know of any spills so we can prevent any staining. Don’t rearrange the furniture. The sectional is not an extra bed.
This home is not designed for children, but they are welcome. Parents must not leave children unsupervised and are always responsible for their safety.

Light continental Breakfast is provided. Typically, it consists of muffins, oatmeal, breakfast sandwiches, snacks, and other quick food. There is also a Keurig K-cup coffee maker.

High-speed wireless internet is provided (400+ Mbps). Perfect for work meetings, streaming movies, etc. Login information will be provided in your room.

The hot tub should be ready to use on your arrival. If you would like more instructions on how to use it, don't hesitate to ask.

There is a mini refrigerator with a separate freezer. Help yourself to the items inside.

Guests may use the bar and feel free to use the three cabinets with windows; they have drinking glasses (don't use them in the hot tub). The other cabinets that are not clear contain owner items.

One vehicle is able to park in the driveway. The guest spot is in front of the small garage door. Don't block the driveway or other cars.

There are two smart TVs. A Google 48" TV is located in the bedroom, and a Google 65" TV is in the living room. There is some free content on them, or you can log in to your own account (Netflix, Hulu, Amazon, etc.). Remember to log out before checkout.

There is a small safe in the room with a key for guest usage. This is the only key, so be careful and return when done.

Bedrooms and guest areas are cleaned at the end of every reservation. All bedding, including sheets, duvet covers, and blankets, are washed each time the room is turned over.
Please let the host know if you need additional towels, a change of sheets, etc., during your stay, especially a long stay.
Safety and Security
There are cameras outside the property. There are no cameras inside the guest areas of the house.
The front door locks with a deadbolt. There are push locks on the bedroom and bathroom doors and a safe in the closet.
Wild animals are around (That is why our name is Edge of the Wild). Please be careful when outside. There is a low risk of an encounter when making noise. If you see an animal, don’t approach it. Make as much noise as you can and return to the house. Alaska Fish and Game Wildlife Saftey.
Be careful walking during the winter, as it can be slick. There is ice melt located inside the unit and a snow shovel outside should you need it.
Check-in
The unit is self-check-in. Guests may park in front of the small garage door. On the left, a path leads down to the lower floor and the guest area. Please be careful in the winter, as surfaces could be slippery or snow-covered.
You will be provided a unique four-digit code for entering the property (Usually, the last four of your phone number). This is a code for the registered guests. Please don’t give it to any other individuals. The deadbolt has a keypad. Enter the four-digit door code, and you will hear the lock open; there is no enter button. Pushing the “Schlage” logo at the top will light up the number pad in the dark when locked. Please take your shoes off in the entryway.
You can also manually lock the door inside by turning the knob, from the outside by hitting the Schlage logo on the top of the number pad, or entering your code. Lock the door when you leave the property.
If you have any questions, don’t hesitate to text or call. If you would like someone to meet you after you arrive to answer any questions, just ask.

Checkout time is 11 a.m. Please check out on time so we can get the room turned over for the next guest.

Please tidy up and gather your belongings.
Don't worry about striping the bed.
Place any used towels in the basket in the bathroom or bedroom.

The King Bedroom
General - Private King Room that is all yours. As you enter the bedroom area, the bedroom is on the right, and the closet is on the left. The door in the center is the utility room, and guests shouldn't enter. There is a lock on the bedroom door.
Lights - Upon entering the bedroom, there are three wall switches. The first operates the lights. The second switch operates the fan. The third switch operates a second set of lights over the bed.
Window - The window can be opened and has a screen on it. Please close and lock when not in use. There are shades that can be lowered.
Television - There is a 48" Google TV. There is some free content. Feel free to log into any of your internet streaming services. Just remember to log out when you leave.
Charging - Phone chargers for iPhone, iPad, USB C phones, and micro USB are provided. There are also USB and USB-C outlets.
Closet - The closet has some extra items that can be used if needed. If you use any extra linens, towels, blankets, or pillows, leave them in the bedroom or laundry basket so we know they are used and can wash them for the next guest. There is also a Pack 'n Play with infant sheets.
Living Room
Television - There is a 65" 4K TV. There is free content on the main app. Feel free to log into any of your own internet streaming services. Just remember to log out when you leave.
Sectional - Please relax, watch a movie, or read a book. Be careful not to spill anything on them. They are not intended for extra sleeping space; a quick nap is fine, but they shouldn't be used as an extra bed.
Thermostat - The property has in-floor heating, so no cold feet in the morning. There is one thermostat located outside the bedroom in the living room. It is usually kept around 68˚F. Please feel free to adjust the temperature as needed.
The front of the thermostat will display the current temperature. There is no cooling. If the current temperature is higher than the set temperature, the system will not do anything. Setting it lower will not cool off the room.
Breakfast Area
General - The breakfast area will contain breakfast in the morning, snacks, coffee, and tea. Also includes paper plates, silverware, and bottled water. Feel free to grab whatever you need during your stay.
Bathroom
General - The bathroom is all yours. No one else shares that bathroom.
Shower - We provide a large walk-in shower, towels, hand towels, washcloths, soap, shampoo, conditioner, etc. If you need extra towels or yours switched out, please ask. Please keep the shower door open after use to avoid moisture buildup.
Toilet - Only flush human waste and toilet paper. Please don't flush baby wipes, cleaning wipes, feminine hygiene products, paper towels, tissues, or trash down the toilet. We would prefer that you wrap these items up in toilet paper and place them in the trash can.
Deck/ Patio
General - Feel free to use the deck and patio area. However, keep the area clean, especially with food. Leaving food out could attract animals. When going outside, use shoes and remove them upon reentering the house. The backdoor doesn't automatically lock; please lock it when not outside and at night.
Slippers - There are some blue foam slippers that can be used for outdoor use on the deck and getting into the hot tub.
Lights - A switch as you exit the house controls the deck lights.

Sound System
TV - The TV in the living room has a surround sound system. You can connect your phone to the TV or the soundbar to play music inside.
Wall Panels - There are two wall sound systems. One at the bar, this will play at the bar and living room inside. A panel at the front door will play outside at the hot tub (Keep sound level to an appropriate level, especially past 11 p.m.).
Push the red power button to turn it on. Make sure the source is set to Turner (Radio). You can then select a radio station. This will only work on the radio. You can’t connect your phone. Volume buttons are on the right side.
Bar/ Kitchenette
General - There is a kitchenette, not a full kitchen. We provide a large mini refrigerator/ freezer, microwave, toaster, disposable plates, and plastic silverware. There is no oven.
Usage - Guests may use the bar and feel free to use the three cabinets with windows; they have drinking glasses (don't use them in the hot tub). The other cabinets that are not clear contain owner items.
Sink - Place dirty dishes in the sink at the end of your stay.
Refrigerator/ Freezer - Help yourself to the bottled water and anything else in the fridge or freezer.
Workspace - The bar can make a suitable workspace for those who need it.
Parking
General - One vehicle is able to park in the driveway. The guest spot is in front of the small garage door. Don't block the driveway or other cars.
The Queen Bedroom
Availability - To keep costs lower for smaller reservations, it is assumed that bookings with one or two guests will share the king bedroom, and the queen bedroom is not needed. However, if you book with two guests and need this room made up, please let us know before your arrival. Reservations with three or more people will have this room ready for guests. with three or more people will have this room ready for guests.
General - Off the living room is the Queen Room. There are double doors that have frosted glass on them. This door locks.
Lights - Behind the door, there are three wall switches. The first operates the lights. The second switch operates the fan. The third switch operates a light in the fan.

Terms of Service / Guest Agreement
By proceeding with your reservation and entering the property, you agree to the following terms. This section outlines your responsibilities, our policies, and potential fees for violations or damages. If you have any questions or concerns, please contact us before your stay. Your comfort and safety are our priority, and we appreciate your cooperation in keeping Edge of the Wild a clean, respectful, and enjoyable space for all guests.
By entering the property, all guests agree to follow all rules on this website. Violations can result in extra fees and/or termination of the reservation without a refund. If you have an issue with your adherence to anything listed, please get in touch with the host so that we can accommodate, change the reservation, or cancel the reservation per the cancelation policy.
Definitions
For the purposes of this agreement, the term “Guest” refers to: The individual who made the booking (also known as the “Primary Guest” or “Booker”), All persons listed on the reservation, and any other individuals who enter the property during the reservation period, whether or not they were formally authorized or approved by the Host. The Primary Guest is responsible for ensuring that all Guests, including invited visitors, friends, family members, service providers, or any others they allow on the property, comply with the house rules, terms of service, and all applicable policies. Any actions, damages, or violations by these individuals will be treated as the responsibility of the individual and Primary Guest.
For the purposes of this agreement, “Rules” refers to: All rules, procedures, and information outlined on this website, Any terms of service, house rules, policies, or procedures stated on the booking platform (such as Airbnb, Vrbo, etc.), All information provided electronically, including messages, emails, and digital guides or instructions from the Host, and Any written information included in the property listing, guest handbook, or physical signage at the property.
Booking Site
Guests may book their stay through a variety of booking platforms (e.g., Airbnb, VRBO, Booking.com, etc.). By making a reservation, the Guest agrees to abide by the terms, policies, and house rules outlined on the booking site used, as well as all rules and terms listed on this website. Violation of these rules may be addressed through the procedures provided by the relevant booking platform. However, Edge of the Wild LLC reserves the right to pursue recovery for damages or violations through any lawful means, including but not limited to: Direct billing to the guest, filing claims through the booking platform, sending the outstanding balance to collections, and/or pursuing legal action in small claims court.
Rules
All guests agree to follow all rules. Violations can result in extra fees and/or termination of the reservation without a refund.
Smoking Policy
Smoking and vaping are strictly prohibited inside the property, on the premises, or anywhere on the surrounding grounds. This includes all indoor and outdoor areas. Per Anchorage Municipal Code 16.65, smoking in public spaces is illegal, which means smoking on the public street near the property is also not permitted. Guests who wish to smoke or vape should book alternative accommodations, as this property is maintained as a 100% smoke-free environment.
Any violation of this policy may result in additional cleaning costs, penalties, and immediate termination of the reservation without a refund. Even if the guest does not smoke inside the listing, cleaning costs may still be applied if the room smells of smoke, as the lingering odor requires professional cleaning to restore a fresh, smoke-free environment.
Damages and Cleaning Policy
The guest accepts responsibility for:
Any damages beyond normal wear and tear.
Additional cleaning required due to excessive mess, smoke, pet accidents, or misuse of amenities (e.g., hot tub).
Lost or missing items.
Violations of house rules (e.g., smoking or extra guests) may result in additional charges.
Pricing schedule (typical minimum costs for rule violations include but are not limited to):
Smoking/vaping Cleaning: $500
Shampooing carpet: $250
Hot Tub
Hot Tub Cleaning cost (shock): $100
Hot Tub draining, cleaning, and refilling cost: $350
Animal cleaning: $500
Cleaning above what is normal and customary is charged at $60 per hour.
Billing & Payment Responsibility
By making a reservation, the Guest agrees to pay for the booking in full as outlined by the terms on the relevant booking platform (e.g., Airbnb, VRBO, etc.). Any charges for damages, cleaning, or violations of the property rules that arise during or after the reservation will initially be processed through the booking platform. If the booking platform does not cover these charges or if the charges are not processed successfully, Edge of the Wild LLC will directly charge the Guest for the cost incurred.
Booking Platform: If the Guest disputes the charges, the issue will be processed through the relevant booking platform's dispute resolution process. However, if the booking platform fails to cover the charges, this does not alter the Guest's responsibility for payment. The Guest remains responsible for the charges even if the platform refuses to pay, as the fact of the violation or damage remains their responsibility.
Due Date: The Guest is responsible for making payment within 7 days of the initial notification. This notification will be sent via the booking platform or other communication channels, such as email or text message.
In the event of non-payment or delayed payment, Edge of the Wild LLC reserves the right to apply the following:
Late Fees: A late fee of $50 per month will be applied to any outstanding balance not paid within 30 days after the initial notification.
Interest: Interest will accrue on any unpaid balance at a rate of 1.5% per month (18% annually) from the due date until full payment is made.
Collections: If payment is not received within 60 days after the notification or dispute resolution, the outstanding balance may be referred to a collection agency for recovery. The Guest will be responsible for all associated collection costs.
Legal Action: If payment is not made within 90 days after the notification, Edge of the Wild LLC reserves the right to pursue legal action to recover the outstanding balance, including but not limited to filing a claim in small claims court. In the event legal action is required, the Guest will be responsible for all attorney fees, court costs, and other expenses incurred by Edge of the Wild LLC. Additionally, the Guest agrees to pay a fee for the time and effort expended by Edge of the Wild LLC to pursue legal action in an amount of $60 per hour, which is deemed a reasonable cost for administrative and legal preparation time.
The guest is responsible for timely payment and any additional fees or costs incurred due to non-payment, including the legal and administrative costs associated with recovering the outstanding balance.
Amenities Use & Liability
Use of the hot tub, fireplace, and any other amenities is at your own risk. Please follow the posted instructions before use. The host is not liable for injuries or accidents resulting from misuse of the property or its amenities.
Cancellation & Changes
This stay follows the booking site’s cancellation policy. Unless otherwise stated, cancellations made at least 60 days before check-in receive a 50% refund. No refunds for cancellations made after that window. if the host needs to cancel, the guest will receive a full refund.
Edge of the Wild LLC reserves the right to update rules and procedures as needed.
